The M-Property Owners Visa (formerly TP7) is for foreigners who own real estate in Colombia valued at minimum 350 SMMLV. For 2026: minimum COP 612,816,750 (approximately $161,300 USD). Grants 1-3 years temporary residency. After holding M visa for 5 years, can apply for permanent Resident Visa (Type R). Must demonstrate current ownership via Certificado de Tradición y Libertad.
